HOW MUCH RENT WILL MY PROPERTY ACHIEVE?
REAL ESTATE ALLIANCE VICTORIA RENTALS are well informed with the local market place. When appraising a property, we like to meet with you at the property so we can view it in person. We also conduct through online research prior to viewing the property to assist us in giving you an honest assessment of what we believe your property would rent for. We will present our research to you so you have an understanding of how we reached our assessment.
WHERE DO YOU ADVERTISE?
We advertise on numerous websites, however here on the Peninsula, by far the majority of our enquiries come from realestate.com.au which is why we spend more money on advertising with them. Other websites include domain.com.au, rent.com.au and our website.
WHAT IS YOUR PROCEDURE FOR FOLLOWING UP RENT ARREARS?
REAL ESTATE ALLIANCE VICTORIA RENTALS have a strict policy on the payment of rent in a timely manner. Your tenant will receive a variety of reminders should they fall behind and are listed below for your information.

We will always notify owners at the end of the month about any tenants who are behind so the owners are aware that their payment may be less than usual.
HOW DO YOU CONDUCT AN INGOING CONDITION REPORT AND WHAT IS INVOLVED?
REAL ESTATE ALLIANCE VICTORIA RENTALS take the ingoing and outgoing inspection reports very seriously. Your ingoing condition report is a comprehensive typed report outlining all the aspects of the property.
On average REAL ESTATE ALLIANCE VICTORIA RENTALS take 200 photos for an average size house to ensure that tenants are responsible for leaving the property in the same condition in which they found it, reducing the risk of the owner being out of pocket in fixing the property once tenants leave.
HOW OFTEN DO YOU CONDUCT PROPERTY INSPECTIONS?
By law, we are allowed to inspect your property two times per year. For a new tenancy we can inspect after the first three months and then every six months from then on.
CAN I ATTEND ROUTINE INSPECTIONS?
REAL ESTATE ALLIANCE VICTORIA RENTALS welcome the opportunity for Landlords to attend the routine inspection with us. We notify our Landlords 7-14 days prior to an inspection and encourage you to attend if you would like. If you don’t wish to attend, a detailed report will be emailed or sent to you advising you of any maintenance requirements and how your tenant is maintaining your Investment.
WHEN WILL I RECEIVE MY RENTAL INCOME?
Landlords have the option of receiving payments once per month or in the middle of the month and at the end. A Landlord statement will be emailed automatically at this time together with a copy of any Creditor Invoices.
Landlords receive any rental income received by their tenant minus our fees at this time.
WILL I RECEIVE THE SAME RENTAL AMOUNT EACH TIME?
The rental amount you receive will depend on when your tenant has paid their rent minus our management fees and any other expenses that the property may have incurred such as maintenance, Water Rates, etc.
Therefore, it is common for your rental income to vary from month to month.
DO YOU RECOMMEND LANDLORD INSURANCE?
We highly recommend Landlords obtain specific rental insurance in addition to your house insurance. In the unlikely event your tenant damages the premises or owes rent money at the end of the tenancy, Landlord Insurance will help towards these costs. In most cases, the cost is less than one weeks rent which is a small price to pay for peace of mind.

I’M NOT HAPPY WITH MY CURRENT PROPERTY MANAGEMENT COMPANY; CAN I SWITCH?
Yes, and this is a very simple process. After signing an agreement with REAL ESTATE ALLIANCE VICTORIA RENTALS we contact the Agency and arrange to collect all the paperwork as well as contact the tenant and advise them of the change of Agent and the new banking details.
CAN I USE MY OWN TRADESPEOPLE TO CARRY OUT REPAIRS AT THE PROPERTY?
Yes you can, as long as they hold relevant licenses such as electrical and plumbing licenses, public liability and Workcover. If they cannot provide these licenses, then unfortunately we cannot use them for work at your property.
